Property Description/Improvements:
This property was purchased in 1993 from New England Mutual Life Insurance Company in a very creative transaction which allowed the seller to book the entire transaction as an all-cash sale while Mr. Shapery was able to acquire the asset for no money down. See the "Project Transaction" listed below for the deal structure. The project was eventually sold to the City of San Diego.
The structure consists of one 21 story Class "A" fire proofed steel frame tower with exterior walls of special fin-type concrete fenestrations and glass.
LOBBY/GROUND FLOOR: The ground floor portion of the building at the entrance offers a towering two-story polished traventine marble fascia with solar glass windows in bronze frames. An attractive security station and information area accommodate visitors. Polished marble steps lead to the tile entry and attractively landscaped planter boxes decorate the entry and deck. Special nighttime lighting dramatically illuminates the building after dark.
Additionally, the ground floor offers first floor offices, two auditoriums with partition dividers, stage areas, projection rooms, and a large conference room.
OFFICE AREA: Floors two and three offer a combination of open landscape and some private offices. A fully equipped and complete kitchen and employee cafeteria is provided on the third floor.
Floors 4 through 16 are typical with amenities including: carpeting, painted drywall or vinyl covered walls, and blown acoustical or suspended acoustical tile ceilings with recessed flourescent lighting.
Floors 17 through 19 comprise the "executive floors" with executive offices around the perimeter.
The 18th and 19th floors have executive restrooms and showers within some executive suites.
The 19th floor is further improved with a Boardroom, with complete kitchen and an Executive Dining Room.
Floors 20 and 21 contain storage, the engineer's shop and mechanical equipment.
FLOORS: The offices and hallways have carpeting. The lobby area on the first floor has terrazzo and rubberized tile flooring with ceramic tile in the bathrooms.
WALLS: The interior walls for the office areas are painted drywall or vinyl covered wall with vinyl cove base.
CEILINGS: The ceilings are primarily 2x4 standard drop-ceiling tiles throughout the office areas. Some areas have blown acoustical ceilings with recessed lighting.
WINDOWS: Windows are primarilly sill to ceiling allowing for plenty of indirect light and spectacular views throughout the building.

HVAC: The HVAC System is supplied via a Carrier and Trane equipment forced air system with perimeter and core zones providing a cooling capacity of 1,272 tons.
Roof: The roof is lighweight concrete and metal deck with built up composition. The building was re-roofed in 1993.
Elevators: The building is served by eight passenger elevators and one service elevator. Although not currently in use, a double escalator serves the "A" level and the first floor.
Electrical: Westinghouse switch gear designed for 12,470 volt, 3 phase, 3 wire, 60 cycle service. 480, 277,208, and 120-volt systems are available in addition to a 160-volt system for the chiller equipment.
Sprinkler Systems: The building has fully automatic sprinklers with a fire alarm system, fire exits, fire extinguishers, and fire protection measures that comply with local Fire Marshall requirements.
Security: Electronically controlled access.
