Lyon Building and Lyon Rental

The Lyon Building and Lyon Rental, also known as: 15th Street Apartment Hotel and rental is located on the south west corner of 15th and J St's., was originally constructed in 1884 as a two-story, Victorian style, mixed use residential/commercial structure. The Lyon Rental located to the south of the Lyon Building at 360 15th St., was originally constructed sometime between 1883-1886 (but possibly as early as 1880) as a one-story, Victorian vernacular style, residential cottage. Both structures are located upon one legal parcel, defined as the north 65 feet of Lots 3 and 4, Block 36 of Sherman's Addition, Map 856, Assessor's Parcel Number 535-396-04. The property was acquired by the current owner, 12th & "A" Hotel Partners, LLC, a California Limited Partnership, on October 14, 2009. Both buildings are presently vacant and are the subject of a restoration/rehabilitation project consistent with the Secretary of the Interior's Standards.

The project involves the structural renovation, seismic retrofit, and historic restoration/rehabilitation of the Lyon Building and Lyon Rental. The project will be a mixed use facility with the Lyon Building containing two (2) commercial spaces and ten (10) small residential units. The commercial spaces will be located at the east side of the first floor (facing 15th Street). There will be four (4) residential units on the first floor and six (6) residential units on the second floor. The adjacent Lyon Rental will contain a commercial space facing 15th St, a rear residential unit along with two garden units in the rear.

The architectural design of the Lyon Building makes it significant as the building embodies the distinctive characteristics of a type, period and method of Italianate Townhouse style construction. The building is listed as a 4s on the California State Office of Historic Preservation Historic Property Data file for San Diego County as a property which may be eligible for inclusion on the National Register upon certain conditions being met.

The Lyon Rental is designed in the vernacular Queen Anne Style of Victorian architecture. building is listed as a 4s on the California State Office of Historic Preservation Historic Property Data file for San Diego County as a property which may be eligible for inclusion on the National Register upon certain conditions being met.
