Sempra Energy Headquarters Building


PROPERTY DESCRIPTION

The Sempra Energy building is located at 101 Ash Street in the Central Business District of downtown San Diego. It consists of a 21-story, steel frame, concrete and glass high rise office tower over two (2) subterranean parking levels on approximately 1.38 acres of land. Since its completion in 1968, the building had been occupied by Sempra Energy, parent company of San Diego Gas and Electric Company, as their Corporate Headquarters until 2015 when it's lease expired and Sempra elected to lease a new headquarters building built to thir specifications. The property was then studied for upgrade anda possible conversion to a live-work-play facility through a design competition described in more detail below. In 2017 the City of San Diego entered into a lease-to-own transaction for the entire building. As a result of alleged improprieties with the City's real estate broker and the lender and it's agents a settlement was entered into with the lender and its agent for the City to buy out the lease-to-own transaction which was concluded in July 2022.

Sempra Tower

The building has been upgraded in 1993-1994, 1998-1999, and 2001, and then again in 2018 where the City violated a number of asbestos related regulations that precipitated the above described settlement.

Site: The site is a retangular shaped parcel that is on a downgrade compatible with surrounding streets. This provides street level entry to the subterranean parking. The site totals approximately 1.38 acres (60,000 SF) comprising one city block, with access to Ash Street, "A" Street, First Avenue and Second Avenue, San Diego.
